Descriptions:Under circumstances of the overall situation of socialized tourism, and tourism development of suburban recreation circle of Nanjing city, as well as overall development of tourism of Jiangning, the construction project of Yangliu Village Ancient Architectural Complex and Folk Culture Garden is to explore fully the connotation of local culture in Hushu, integrate sightseeing with recreation and holiday, plan and build a comprehensive garden with a high starting point and standard, extend geographical scope and culture of Jiangning on the principle of market orientation and develop sightseeing, recreation, holiday and folk tourism products by means of ancient architectural culture and landscaping. It breaks through the conventional mode of tourism development to improve product structure. The project shall bring along the development and construction of Hushu Town and surrounding scenic spots centered on Yangliu Village and supplement each other with the existed tourism products of the suburban recreation circle of Nanjing city.
Profit making pattern and earnings forecast:The construction investment of the project is 95.3 million RMB. 4.5 million RMB of circulating fund shall be input after operation. On computation, the annual sales income of the project shall be 70.592 million RMB; the annual average sales tax shall be 6.0709 million RMB; the annual average sales profit shall be 44.686 million RMB; the profit ratio of investment shall be 44.78% and the profit and tax investment ratio shall be 50.86%. The total investment recovery period before tax shall be 4.8 years and the total investment recovery period after tax shall be 5.46 years (including basic construction period). The payback period of loan shall be 4.9 years. The output break-even point shall be 24.28%. According to the above indicators, the project shall have considerable economic benefits and great risk resistance capacity.
